Job Description

This role will be responsible for frequently visiting housing locations from Bristol up to Pittsburg.  

The incumbent performs routine building maintenance and janitorial tasks. He/she maintains buildings/surrounding grounds in a clean/neat condition. This role is responsible for oversight of Facilities Technicians work as needed. Work is performed in accordance with standardized procedures or prior instructions. Work is regional and at multiple locations

SUPERVISION:

Received: Works under the supervision of the Facilities Director and/or site Manager. 

Exercised: Individual provides general supervision for Facilities Technician’s for direct reports and supports managers for indirect reports

RATE: $24.03-$27.72 (Experience will be considered)

JOB RESPONSIBILITIES:

  • Responsible for overall facility maintenance at multiple sites.
  • Performs needed maintenance on buildings and grounds, such as replacing locks, inserting windowpanes, oiling or lubrication of hinges, adjusting various pieces of equipment, minor plumbing and incidental electrical repairs, light carpentry and painting, when directed by a supervisor or written work order.
  • Performs needed maintenance and repairs in vacant units for unit turnover including but not limited to painting, cabinet removal or repair, countertop removal, carpet cleaning, patching drywall, miscellaneous electrical and plumbing.
  • Maintains grounds utilizing the proper tools, implements and/or equipment to perform a variety of tasks, such as pruning shrubs and trees, re-seeding bare spots in lawns, fertilizing the grounds, spraying insecticide on shrubs and trees, removing snow and ice and other tasks associated with grounds maintenance.
  • Assists the Facilities Director in the management of all facilities and the administration of all CAPHR programs and policies.
  • Provides guidance and hands-on training for Facilities Technicians as needed
  • Supervises Facilities Technicians as needed.
  • Supports managers in supervision of Facilities Technicians as needed
  • Performs preventive maintenance on equipment and buildings, per established schedules; Maintains paperwork to include logs of work completed in each apartment, work orders, duties performed and assists in creating any necessary schedules.
  • Performs daily routine custodial and janitorial tasks, such as emptying waste baskets, washing windows, lifting containers and carrying them out of buildings, vacuuming/shampooing rugs and carpets, stripping wax from floors, assisting in the moving of furniture or equipment, clean all common areas, which includes bathrooms, community room, kitchen, laundry room, library and hallways and similar tasks.
  • Applies appropriate solvents and solutions, such as detergents, soaps, scouring powders, waxes, polishes, etc., according to best practice procedures.
  • Contacts vendors for repairs and estimates/quotes.
  • Verifies vendor job completions and workmanship.
  • Provides oversight of and coordination with subcontractors while on site.
  • Performs a number of routine security functions, such as checking to make certain that designated offices and buildings are secured at specific times of the day and night, as assigned by their supervisor.
  • Maintains work orders in a digital work order system daily.
  • Will follow the On-Call Work Site Coverage Availability Procedure.
  • Travels, based upon agency needs, to other CAPHR facilities and/or locations to perform assigned duties.
  • Is required to work extended hours as needed to meet agency requirements.
  • Is familiar with HUD Facility Regulations and Fair Housing Regulations, as they pertain to maintenance functions.
  • Fills out order forms, purchase justification memos and PO requests.
  • Maintains professional boundaries with all current, past, and prospective clients, and maintains the confidentiality of clients and staff, in accordance with CAPHR policy and procedure.
  • Abides by all CAPHR Safety policies and procedures.
  • Presents professional and positive image as a representative of CAPHR.
  • Responsible for having adequate knowledge of all CAPHR programs to make referrals to other CAPHR programs which are beneficial to the client and his/her family.
  • Performs other related duties as required. 

REQUIRED SKILLS AND ABILITIES:

  • Must possess a valid driver’s license, reliable transportation and be able to travel when needed
  • Knowledge of methods and practices used in janitorial or custodial and maintenance work. 
  • Knowledge of proper use of a variety of special cleaning and sanitizing solutions and solvents. 
  • Ability to read signs and follow oral and written instructions.
  • The ability to read plans and manuals.
  • Ability to move heavy furniture, supplies and equipment.
  • Required to meet the physical requirements of the position. 
  • Manual dexterity is needed.
  • Ability to use common cleaning tools and equipment.
  • Ability to operate lawn care and snow removal equipment. 
  • Knowledge of basic maintenance of buildings including minor electrical, carpentry, plumbing, painting and equipment maintenance.
  • Ability to lift seventy-five (75) pounds. 
  • Ability to use smart phone and computer with software and applications.
  • Ability to check and respond to emails, phone calls and text messages regularly.
  • Ability to use, manage, edit and maintain an Outlook calendar via phone or computer.
  • Ability to work well with others and communicate properly with colleagues and clients.
  • Good time management skills and ability to identify building needs.
  • Working knowledge of carpentry, painting, plumbing and electrical repairs is essential.
  • General knowledge of equipment maintenance and repair is necessary.

PREFERRED EXPERIENCE:

  • Past facility maintenance experience.
  • Employee supervision experience.
